21’ GT- Lease Advice

I just got a quote for a 21’ stinger GT, panthera/red.

The details are below
MSRP $39,380
Selling Price $35,591
Rebate $3,600
Residual $20,871.40
Money factor .00129
Tax $1,469 (New Jersey)
Bank fee $695

lease comes out to $469 mo for 36months after $4,000 down. This seems high to me but I have not been in the leasing game before and would appreciate any input on the numbers.
